Do it yourself water damage mitigations do not always work out. In this example there was a water damage event and the builder had their people “dry it out”, but they missed a room that was wet. As a result, it stayed wet for a full month until I found it and brought it to their attention as I was doing an inspection for a prospective buyer. One month of being wet is long enough to allow mold to grow, as it did in this case. Water damage mitigation may look easy and simple on the surface, but if you miss something there is no way to turn the clock back and undo your mistake. There is a lot more to water damage mitigation than suck up the water and set some fans. What you don’t know, or understand or miss can cost you dearly. In this case for instance the carpet and padding could have been saved. A full service water damage mitigation would have been at a much lower cost than what this builder will eventually pay as a result of doing it themselves.
